How it works
Everything the template sets up, and what to fill in before the first run.
Describe one market once - '2 bedroom flat for sale Leeds city centre' on one property site - and this keeps a record of it. Every week it runs that search, and every listing it has not seen before is added to your listing tab: when you first saw it, the market label, the listing title, the price exactly as the text stated it, the link, what the listing said, and the search that found it. A second row goes on a summary tab for the run itself - how many results the search returned, how many were new, how many were already on the record, and a short written description of what was added.
This is a record, not advice. It does not value anything, does not say whether a price is high or low, does not compare a listing with anything, and makes no prediction. The written note is generated under those same rules and is then checked: any money figure it quotes must appear in the listings it was written from, or the note is dropped and the deterministic counts are recorded instead. Every price on the listing tab is pulled out of the source's own text, so a listing that did not state one gets an empty cell rather than a plausible number. All figures are as listed at the moment of the search and are unverified.
Nothing is recorded twice. Before adding anything it reads the listing tab and skips any link already there, matched in lower case - the record is the only memory a workflow has, so run it as often as you like and only genuinely new listings are added. Rows are only ever appended; nothing in your sheet is overwritten. Results that are not on the site you named are ignored and counted.
Setup: 1. Connect Google Sheets, Serper and Anthropic. 2. Fill in 'searchQuery', 'listingSite' (just the site, for example rightmove.co.uk), 'marketName', 'spreadsheetUrl', 'listingsSheetName' and 'summarySheetName'. The two tabs must be different. 3. 'resultsToScan' is how many search results one run looks through (20 by default); 'maxNewListings' is how many new ones it may add (15).
The workflow writes its own header rows into empty tabs and reads the Link column back by that name - column names cannot be configured from a workflow. Track a second market by importing it again with its own tabs.
